The villa is available for rent for 1 month or longer. Extensions are subject to agreement and availability.

When signing the rental agreement, the first month’s rent, the last month’s rent, a refundable security deposit, and an advance payment for electricity are required.

The security deposit covers the villa, furniture, appliances, curtains, doors, swimming pool, garden, keys, and other property.

Electricity and water are charged based on actual consumption. A 30,000 THB advance payment for electricity is required.

House cleaning, laundry, and additional services are arranged separately. Pool, garden, and basic maintenance are provided by the landlord.

Pets are allowed only with prior approval. An additional security deposit may be required.

If you extend your stay, the rental rate will be recalculated based on the total rental period. Previous payments will be credited toward the revised amount.

In case of early termination without prior agreement, the last month’s rent is non-refundable. The security deposit may be used to cover expenses and damages.

The condition of the villa, furniture, appliances, keys, and utility meters is recorded at check-in and check-out. The villa must be returned clean and in good condition.

Smoking inside the villa is prohibited. Parties and noisy events are allowed only with prior approval. Quiet hours must be observed after 10:00 PM.
